This is after you run into the 4 snipers and try to access the mansion. When you've taken out all 4, you'll go through the front door, but soon find out you can't. Remember where the two snipers standing next to each other? Grapple up to that ledge and pull down the air vent using the batclaw. Once you've entered through there and enter the door in that room the achievement will pop.
