Firstly, this is not as difficult as it may sound. You win this on sandbox mode by choosing 'defeat rival gang' as the win condition and by selecting low difficulty parameters; for example, no police presence and very low rival gang aggression. As a reference, I used Absecon Lighthouse for my map and I found it quite comfortably small.

Now, my theory is that each day/night cycle lasts five minutes, therefore you have until you pay your gang's wages on the second night to defeat the rival gang. Keep in mind that combat does not count towards the overall ten minutes... goodness, I probably spent that long on the hideout invasion and I still got the achievement.

When you start playing, ignore everything. This is not your usual mission and therefore you do not need to focus on the economy. Send your boss to the nearest informant and whilst he is occupied hire the rest of the gang. Personally, I chose long range/skilled gunmen, Squigs, Doc, Wolf, and Alfredo to hold a strategic position and Daredevil who can run for miles using her side step ability; very useful for moving past enemies quickly to complete certain objectives.

Your aims are to uncover the map as quickly as possible and to amass as many guns as possible. Luckily you start with a hefty lump sum of $8000 dirty money which should be plenty. Keep an eye on the firearms job page (cn_RT + cn_X) and purchase any guns for sale. You'll need a hefty stockpile, anywhere from 25-50 guns so act quickly to free up more offers.

Whilst you are waiting for your gang members to return from the informants, scan the map for gun runners. Send someone to first buy 10 guns for $400 dirty money before you send either Squigs or Daredevil to raid the store. As burglars they gain an extra 15% loot. These two actions alone should net you 28 guns in total. Similarly, you may want to spend $200 dirty money on the lighthouse smugglers, you are not guaranteed to receive any firearms but it's definitely worth the chance for such small change.

One more tip, you may now want to consider renting a joint, purchasing a pawn shop and fully upgrading it to receive a steady supply of firearms. However, I did not find this necessary on my mission but if you think you'll be a few short then it couldn't hurt to plan ahead.

Finally, as you are waiting for the hideout reveal and are stockpiling your firearms you will need to ensure some of your gang members have cars so you can launch an attack. Scan along the roads for any cars that are stationary, select them and have a gang member steal the ride.

You're now all set to invade. Play the combat as strategically as possible by keeping your gang behind cover, focusing on the weaker targets first and using your abilities appropriately. Depending on the combat mission you are given it may be more or less tricky for you to win. Previously, I've been tasked with planting two bombs and escaping (needless to say I barely made it out alive!) whereas the other I only had to take out six enemies ... much more achievable.

Thankfully the game autosaves before any combat so feel free to load the save as many times as it takes for you to win, shake it up a little each time and try some different tactics if things are not working well for you. Also. don't forget to assign a gang member to support in the character select screen as they can sometimes offer helpful bonuses.
