  To unlock this you need to beat the game in under 40 minutes. It doesn't seem like there is a way to pause the timer outside of saving the game and quitting. Also make sure to skip all dialogue and cutscenes that you can.
  
  In this video I beat the game in around 37 minutes, I'm not 100% sure if it counts the time when the game gets hung up in transitions, but that 37 mins includes that time.

  Not taking credit for the video but this helped me tremendously on getting this achievement with tons of time to spare. It's a speedrun of ch1 and it helps avoid the unnecessary stuff you need to go through when trying to complete it under 40mins.
